Buying a new construction home is a different experience than purchasing an existing home — and for most buyers, it's a better one. You get a home built exactly to your specifications, with modern systems, fresh materials, and a warranty. Ask your sales agent for complete warranty terms and coverage details. But the process can feel unfamiliar. Here's what to expect at each stage.
"You get a home built exactly to your specifications, with modern systems, fresh materials, and a warranty — knowing what's ahead makes every step better."
Step 1 — Lot Selection & Contract
It starts with choosing your lot and floor plan. At Palmetto Estates, available lots are shown on our interactive site map. Once you've selected your lot and plan, your purchase contract is signed and your structural options are locked in.
Step 2 — Design Selections
This is where your home starts to feel real. You'll work with your Palmetto Estates Agent to select your exterior color package, elevation style, and any optional upgrades — kitchen finishes, bath upgrades, special doors, and more.
Step 3 — Construction Begins
S&S Homes breaks ground and the build begins. For most Palmetto Estates homes, construction takes approximately 5–6 months. You'll receive regular updates as milestones are reached.
Step 4 — Walk-Throughs
As your home nears completion, you'll do a pre-drywall walk-through to see the framing, electrical, and plumbing before the walls close. Then a final walk-through reviews all finishes and ensures everything is exactly as specified.
Step 5 — Close & Move In
Once construction is complete and all inspections are passed, you'll close escrow and receive your keys. S&S Homes' warranty program provides coverage and support long after move-in day. Ask your sales agent for complete warranty terms and coverage details.
A Word on Timelines
New construction timelines can shift due to weather, material availability, and permitting. S&S Homes keeps buyers informed throughout — and the result is always worth the wait.
